Renting in our guest houses is only possible on a monthly basis (i.e. from the first day of the month to the last day of the month).

For the rental please fill in the registration form on this page. If you have any questions about the rental process, please do not hesitate to contact us.

Application and process

For guests

For rental, please fill out the registration form on our website and send it to us by e-mail.

If an apartment is available in the requested period, you will receive a confirmation e-mail from us.

The following payments are required for a binding reservation:

  • Rent for the first month (500,00 € single apartment / 750,00 € double apartment)
  • Deposit (500,00 € single apartment / 700,00 € double apartment)

Note: In the event of cancellation of the rental agreement, the rent and deposit will be retained as compensation.

After we have received the rental and deposit payment, we will send you the rental agreement by e-mail. The rental agreement must be printed out and signed in the grey field.

Send the signed original contract by post to:

Studierendenwerk Essen-Duisburg AöR
Reckhammerweg 1
45141 Essen
Germany

After we have received the signed rental contract, we will send you the following documents by post:

  • Rental agreement (signed by both parties)
  • The schedule and the access data for handing over the keys
  • The direct debit authorization as blank form (please note the deadline in the cover letter)
  • Landlord's confirmation of residence
  • A welcome folder with all important information about the guest house

The direct debit authorization form must be sent back to the dormitory administration in due time by e-mail (PDF), stating the IBAN, BIC and SWIFT. It is a condition of the contract that the rent can be debited from a bank account that is part of the SEPA direct debit scheme. Any fees incurred for bank transfers, return debits, etc. must be paid by yourself.

If there are difficulties with debiting a foreign account, a current account must be opened with a German bank. Non-EU citizens are generally required to open an account with a German bank.

The following documents are usually required to open a bank account:

  • Passport/ID
  • Landlord’s confirmation of residence

The move-in and move-out will be organized by the caretaker responsible for the guest house. For moving in, the apartment key is deposited in a key safe, so that you can move in independently of the working hours of the caretaker. You will receive the access data for the safe together with the documents for the rental contract from the dormitory administration.

The move out incl. inspection of the apartment will be made personally by the responsible caretaker. To do this, the responsible property manager of the guesthouse must be contacted directly by you. You can find the contact details on our website.

It can take up to eight weeks for the deposit to be refunded after the end of the tenancy agreement. Please keep your German account active until this has happened.

If you are staying in Essen or Duisburg for more than 90 days, you have to register at your city's Residents' Registration Office (EU countries) or Foreigners' Registration Office (non-EU countries), depending on your residence status.

For the appointment you usually need:

  • Landlord’s confirmation of residence
  • Tenancy agreement
  • Passport/ID

For host institutes

In the case of interest in one of our apartments in the guesthouses, the guest should inform himself about the occupancy rate at an early stage.

For the rental the guest has to fill in the registration form on our website and send it to us by e-mail.

If an apartment is available within the desired period, the guest will receive a confirmation e-mail from us.

The following payments are required for a binding reservation:

  • Rent for the first month (500,00 € single apartment / 750,00 € double apartment)
Note: If a faculty takes over the rent, we ask for prompt information. We will then clarify the formalities with you.
  • Deposit (500,00 € single apartment / 700,00 € double apartment)
Note: Instead of paying a deposit, it is possible for an employee of the respective faculty to sign a declaration of guarantee as security. You must clarify this with the future tenant.

Note: In the event of cancellation of the rental agreement, the rent and deposit will be retained as compensation.

After we have received the rental and deposit payment, we will send the rental contract to the guest. The rental contract must be printed out and signed in the grey field by the guest.
